A home project here is a lot to carry.

Permits, slopes, a dozen trades and a budget that has to hold. Most of it isn't your line of work, and it's still your home and your money.

You shouldn't have to carry it alone.

“Great to have someone looking out for you when it's not your expertise.”

Jim R., Google review

Looking out for you is the job. We've built in these foothills since 2009, and we treat your home, your budget and your timeline as ours to care for, not ours to take.

We'll tell you what actually serves you. If your job is a better fit for a smaller contractor, or it's work we don't do, we'll say so, and when we know the right person we'll connect you.

"We build every home as if our own family would live in it."

How it works

Walk it with us.

You don't need plans to call us. Some people come to us with a full set and permits in hand. Some have never built before and don't know what steps to take. We go through what you have, take notes on what you want, measure what needs measuring, and tell you what we see.

Get a clear plan and an honest estimate before work starts.

A real budget takes some planning, so that's the next step. If your plans are ready, we move forward with them. If they aren't, we'll connect you with a draftsman, architect or designer, or work through the design with you so the project fits your budget.

Build with updates you can count on.

Calls returned, problems named early. If something changes, you hear it from us first.

What we build

We're a general contractor based in Grass Valley, working across Nevada, Placer, Yuba and Butte counties.

Craftsman-style custom home with lit windows at dusk among pine trees

Custom Homes

Planned around your lot and how your family lives. We manage every phase, from the first site walk to the final walkthrough, including design coordination and permits.

Remodeled kitchen with white cabinets, a large island and pendant lights

Remodels & Additions

Kitchens, baths, whole-home remodels and room additions. In an older house, we'll tell you what we see, including what it might be hiding.

ADUs

Rental income, room for family or a flexible space. We design and build them as one team and handle the permits along the way.

Home with green lap siding, white trim and new windows

Siding & Windows

Whole-house replacement in fiber cement, cedar or engineered wood. On older homes, we match the profile the house was built with, even when that means having local cedar milled.

We also build decks and outbuildings.

A remodel with nothing to hide

This 1980s Nevada City home has its frame on the inside. The posts, beams, bolts and conduit are all on display, so everything that usually sits behind drywall had to be finished well enough to look at.

The owners first hired us for a custom deck and hot tub project in locally milled cedar, then called us back for the kitchen and bath. We brought in designer Noam Halpert of Syn Design Lab, and nothing about the job was standard. The hood range had only knotty pine behind it, so we built a frame to carry it and worked out how to vent it.

The owners say we “met every surprise with excellent craftsmanship and care.”

The project won the Nevada County Contractors' Association's 2021-2022 cover photo contest.

Kind Words

"Our first project was replacing siding that had water damage on a two-story house... Not only is their work quality, but it actually looks better than the original!"

Common questions

  • Do I need plans before I call?

No. Some people come to us with full plans and permits in hand, and some are starting from scratch. We'll begin with a site walk and work out the next step with you.

  • How much will my project cost?

It depends on your property, your plans and your finishes, so an accurate number starts with a site walk. As a guide, custom homes typically run $300 to $600 or more per square foot, ADUs run $100,000 to $300,000 or more, and whole-house siding, with demo and paint included, can start around $35,000.

  • What does a general contractor do?

A general contractor runs the whole job: design coordination, permits, the trades, the schedule and the budget. You have one team to call.

  • How long will my project take?

A custom home typically takes 10 to 16 months from groundbreaking to final walkthrough. Large renovations run 3 to 8 months depending on scope, and ADUs typically take 4 to 8 months once permits are issued.

  • Do you handle permits?

Yes. We manage the permit process on your behalf with the building department that covers your property.

  • Are you licensed, bonded and insured?

Yes. California contractor's license #935362, bonded and insured. You can verify our license at cslb.ca.gov.

  • What's your warranty?

Every project includes a one-year warranty on our workmanship, extended to five years through our annual maintenance program.
